Restoration of a 1930s corner store in Ballard. This project began as a rescue operation by clients who wanted to preserve the character of their neighborhood and save an old building from the wrecking ball. To achieve this goal we stripped the building down to the studs, excavated a topping slab and 8 of fill to discover the original concrete floors, and reframed the majority of the building. We sourced salvaged bricks from Iowa to re-clad the exterior, diamond ground the original concrete floors, and replaced all the windows with metal framed units to match the look of the original. Additionally, we installed all new mechanical systems to deliver a building with modern efficient interior spaces, and recreated an exterior that matched historic photos of the building.
